Carriage Factory Apartments
In Rochester’s historic Susan B. Anthony neighborhood, the old 5-story Cunningham Carriage Factory sat vacant and on the verge of collapse. But DePaul saw the structure as an opportunity to create much needed affordable, supportive housing for the neighborhood, and brought in SWBR to spearhead the adaptive reuse project.
Extensive exterior work included repairing all the masonry and replacing all the windows with historically correct wood windows. An old loading dock was removed to create the main entrance, and a boarded up skylight was removed and replaced with energy efficient curtain wall glazing. Inside, structural repairs were made to the timber frames, building systems replaced, and new elevators installed. Original materials were salvaged and repurposed whenever possible.
The once vital factory is now home to a vibrant community, with 71 affordable studio, one and two-bedroom apartments. Laundry facilities, a community room, computer room, secure storage and off-street parking to complete the amenities. “We are so proud to be part of the revitalization of this community,” said DePaul president Mark Fuller. “This is an example of progress and partnership in action.”
